Terms and Conditions

Last updated: 13 October 2026

These terms apply to all work and goods we supply and to your use of www.rylandmande.co.uk. Please read them before you accept a quote. They do not affect your legal rights as a consumer.

1. Who we are

1.1 “We”, “us” and “our” mean Ryland M&E Limited, registered in England and Wales, company number 17343495. Registered office and trading address: 63 Queen Elizabeth Square, Maidstone, ME15 9DA. We are a NAPIT registered electrical contractor (member number 83220). You can check our registration on the NAPIT website at search.napit.org.uk/member/83220/ryland-mande. We are not currently VAT registered.

1.2 “You” means the customer. A “consumer” is an individual buying mainly for purposes outside their trade, business, craft or profession, for example a homeowner. Everyone else is a “business customer”. Whether a landlord is a consumer depends on the circumstances. If it is unclear, we will treat you as a consumer.

1.3 “In writing” includes email, text message and other electronic messages.

2. Quotes and contracts

2.1 A quote is valid for 30 days unless it says otherwise. It states the work and the price. We are not currently VAT registered, so no VAT is added.

2.2 A contract is formed when you accept our quote in writing, or when you confirm that you want us to start and we agree a start date.

2.3 Our quote is based on the information you gave us and what we could see and access. If we find extra work is needed that we could not reasonably have foreseen, such as hidden defects, unsafe existing wiring or poor access, we will tell you and agree the change and price in writing before we continue. The exception is where we must make something safe straight away. We will tell you what we did.

2.4 Any change to the work, price or timing must be agreed in writing.

3. Our services and standards

3.1 We provide electrical installation and rewires, consumer unit upgrades, electrical testing and EICRs, lighting, EV chargers, solar and battery storage, smart home, AV and data work, mechanical and plumbing works, and 24/7 emergency call-outs.

3.2 We carry out our work with reasonable care and skill, in line with BS 7671 (the Wiring Regulations) and the Building Regulations that apply in England, including Part P where it applies. We test our work before handover.

3.3 On completion we give you the appropriate certificate, such as an Electrical Installation Certificate, a Minor Electrical Installation Works Certificate or an EICR. Where the work must be notified to building control, we do this through NAPIT, our competent person scheme.

3.4 We may use competent subcontractors or partners to carry out part of the work. We remain responsible to you for that work unless your quote says another business is responsible (see clause 11).

4. Prices and payment

4.1 Unless your quote says otherwise, a deposit or stage payments may be requested for larger jobs or to order materials, and the balance is due on completion. Business customers must pay invoices within 14 days.

4.2 A deposit is part of the price. If you cancel before work starts, we will refund your deposit less the reasonable costs we have already incurred, for example materials ordered for you. Clause 5 applies to consumers who cancel within their 14-day period.

4.3 We accept bank transfer and credit or debit card.

4.4 If a business customer pays late, we may charge statutory interest and compensation under the Late Payment of Commercial Debts (Interest) Act 1998. For any customer, we may pause further work after giving you notice that a payment is overdue.

4.5 Goods and materials we supply remain ours until we receive full payment.

5. Cancelling: your rights as a consumer

5.1 If you agree a contract with us at your home, by phone, by email or online, you have the right to cancel it within 14 days of the day the contract is made, without giving a reason.

5.2 To cancel, tell us clearly in writing, for example by email to rylandmande@outlook.com, giving your name, address and the work concerned. We can send you a cancellation form on request, but you do not have to use it.

5.3 If you want us to start work within the 14 days, we will ask you to confirm that request in writing. If you then cancel, you must pay for the work done and goods supplied up to the time you told us, in proportion to the full price.

5.4 You do not have the right to cancel: (a) for urgent repair or maintenance work that you specifically asked us to visit to carry out, to the extent of that urgent work; (b) for goods made to your specification or clearly personalised; or (c) once we have fully completed the work, if you asked us to start within the 14 days and accepted that you would lose your right to cancel.

5.5 If you cancel in time, we will refund what you paid, less any amount due under clause 5.3, within 14 days of being told you are cancelling.

5.6 Business customers have no statutory right to cancel. You may cancel only with our written agreement and must pay the costs we have incurred.

6. Access and your responsibilities

6.1 You must give us accurate information about the property, the existing installation and your requirements.

6.2 You must give us safe access at the agreed times, a clear working area, and power and water where needed.

6.3 Please tell us before work starts about known hazards, including asbestos, structural problems, vulnerable occupants and pets.

6.4 You must be the owner of the property or have the owner’s permission for the work. Landlords and agents must arrange access with tenants and give us the right contact details.

6.5 If we cannot get access as agreed, we may rearrange the visit and charge reasonable costs for the wasted visit, unless you gave us reasonable notice.

7. Timing

7.1 Dates we give are estimates. We will use reasonable endeavours to meet them and will tell you promptly if there is a delay.

7.2 Time is not of the essence unless we agree otherwise in writing.

7.3 If you cause a delay, for example by late access or late decisions, we may reschedule the work and charge the reasonable extra costs.

8. Emergency and out-of-hours work

8.1 For emergency and out-of-hours call-outs we will tell you our call-out charge and rates before we attend. Out-of-hours rates may be higher than our standard rates.

8.2 Our first priority is safety. We may isolate a circuit or carry out a temporary repair, and we will quote separately for any permanent repair.

8.3 Your right to cancel under clause 5 does not apply to urgent work as set out in clause 5.4.

9. Existing installations and unsafe conditions

9.1 We can only assess what we can see and safely access. Hidden defects in an existing installation may only appear once work is under way.

9.2 We are not responsible for defects in existing work that we did not carry out, but we will tell you in writing about any danger we notice.

9.3 If we find an installation to be dangerous or potentially dangerous, we may recommend that it is isolated, and we may refuse to connect or energise it until it is made safe.

9.4 Remedial work is quoted separately unless it was part of the agreed work.

10. Electrical testing and EICRs

10.1 An Electrical Installation Condition Report (EICR) records the condition of the installation on the date of inspection, within the extent and limitations stated in the report. Where full access is not practicable, testing may be based on a sample.

10.2 Observations are coded in the report (C1, C2, C3 or FI). The report states the overall result and recommends when the next inspection should take place.

10.3 Landlords remain responsible for their own legal duties. In England these include having the installation inspected at least every five years and carrying out any required remedial work within 28 days, or any shorter period stated in the report. We give the report to you. You are responsible for giving copies to tenants and others as the law requires, unless we agree otherwise in writing.

11. Smart home, AV, data and CCTV

11.1 We provide smart home services in partnership with SimpliHome Automation. Your quote will say which business you are contracting with for the design, supply and installation.

11.2 Your internet connection, router, cloud services, apps and any subscriptions are outside our control. Manufacturers and service providers may change or withdraw features, and we are not responsible for this.

11.3 Wi-Fi coverage depends on the building construction and interference. We will design to the agreed specification but cannot guarantee performance beyond it.

11.4 If we install CCTV or cameras, you are responsible for using them lawfully, including any signage and data protection duties if they capture people outside your own property. We do not access your footage unless you ask us to.

11.5 At handover we give a basic walkthrough. Ongoing support is provided only if agreed in writing.

12. Design work and intellectual property

12.1 Design work may include system designs, schematics, layouts, drawings and digital files. We will ask you to approve the design in writing before we proceed. Changes after approval may cost extra and delay the work.

12.2 The copyright in our designs and other materials stays with us unless we agree otherwise in writing. You may use them for the project at your property. You must not copy them or give them to others for other projects without our written consent.

13. Goods and materials

13.1 Goods we supply will match their description, be of satisfactory quality and be fit for any purpose you made known to us before you ordered.

13.2 We will tell you the delivery or collection arrangements when you order. Risk in the goods passes to you when they are delivered to you or installed, whichever is earlier. Ownership passes when you have paid in full.

13.3 Special-order or bespoke items are made or ordered to your specification, which you must confirm in writing. Once ordered, they cannot be cancelled, returned or refunded unless they are faulty or not as described.

14. Defects and your legal rights

14.1 If you are a consumer, our services must be carried out with reasonable care and skill, and goods must be of satisfactory quality. If they are not, you have legal rights, including repeat performance or a price reduction for services and repair, replacement or a refund for goods. Nothing in these terms limits those rights.

14.2 Please tell us promptly if you find a problem. We will inspect it and put right any defect in our work at no charge, unless it was caused by misuse, changes made by others, fair wear and tear or faults in the existing installation.

14.3 If you are a business customer, please tell us in writing within 30 days of completion about any defect you can see. For hidden defects, tell us within a reasonable time of finding them. We will repair, re-perform or refund the affected work or goods.

14.4 Any additional workmanship guarantee, and its length, will be stated in your quote or certificate. Manufacturers’ warranties on equipment apply separately.

15. Our liability

15.1 Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot legally be limited. For consumers, nothing limits your statutory rights.

15.2 If you are a consumer, we are responsible for loss or damage that is a foreseeable result of us breaking these terms or being negligent. We are not responsible for loss that was not foreseeable. We supply work only for domestic use and are not responsible for loss of profit or business losses.

15.3 If you are a business customer, we are not liable for indirect or consequential loss, or for loss of profit, revenue or goodwill. Our total liability to you for all claims connected with a contract is limited to the price you paid under it. We are also not liable for loss caused by your misuse of the work or goods, or by faults in existing installations that we did not carry out.

15.4 We are insured for our work. Details of our insurance are available on request.

16. Indemnity (business customers only)

Business customers will cover us for losses and costs, including reasonable legal costs, that we suffer because of your breach of the contract, your misuse of the work or goods, or your failure to meet your responsibilities in clause 6.

17. Complaints and disputes

17.1 If you are unhappy, please tell us as soon as possible by email to rylandmande@outlook.com or by phone on 07494 417 612. We will acknowledge your complaint within 5 working days and aim to resolve it within 28 days. If it will take longer, we will explain why.

17.2 If we cannot resolve a complaint, we will tell you in writing and give you the details of an approved alternative dispute resolution provider suitable for your complaint, and say whether we are willing to use it.

17.3 Contracts and disputes are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.

18. Events outside our control

18.1 We are not liable for delay or failure caused by events outside our reasonable control, such as severe weather, industrial action, shortages of labour, materials or transport, utility failures or government action. We will tell you promptly and do what we reasonably can to carry on.

18.2 If such an event continues for more than 30 days, either of us may end the contract by written notice. You will pay for work done and materials supplied up to that point, and we will refund any payment for work not done.

19. Ending the contract

19.1 We may end the contract by written notice if you do not pay after a reminder, if you seriously breach these terms, if working would be unsafe, or, for business customers, if you become insolvent.

19.2 If the contract ends, you must pay for work done and goods supplied or ordered for you up to that point. Your cancellation rights as a consumer are set out in clause 5.

20. Data protection

We use your personal information as described in our Privacy Policy. We do not send marketing emails, and we will only send marketing if you have agreed to it.

22.3 Business customers may not transfer their rights or duties under a contract without our written consent.

22.4 If any part of these terms is found to be unenforceable, the rest continues to apply.
